San Diego
San Diego runs on mesas, canyons and beach light. Start just northeast of Balboa Park, where North Park wraps around the corner its streetcars built, 30th Street and University Avenue.
Metro Snapshot
North Park sets the first comparison point. Its Redfin median of $894,568 (August 2026) sits below the detached medians on its own streets, because condos, townhomes and small apartment buildings do most of the trading: in ZIP 92104, detached houses carried a $1,125,000 median year to date through August 2026 against $555,000 for condos and townhomes (Greater San Diego Association of Realtors). Downtown is about 3 miles away, and the Line 7 bus covers it in about 16 to 17 minutes.

North Park
San Diego's streetcar suburb that kept its main street: Craftsman blocks and courtyard apartments around the Busy Corner at 30th and University, a 1929 movie palace still lit as a music venue, Balboa Park along the west edge, and downtown three miles away by a bus that comes every fifteen minutes, close enough that a car can be a weekend choice instead of a daily one.

Around North Park sit its natural comparisons: South Park and Golden Hill toward downtown, University Heights and Normal Heights along the Adams Avenue streetcar line, and Hillcrest at Balboa Park's north edge.
