Seattle
Seattle grew by absorbing small cities, and the clearest survivor is Ballard on Salmon Bay: the first report covers its landmark main street, the Locks, and the fishing fleet that still works the canal.
Metro Snapshot
Ballard sets the first comparison points. Its Redfin median sale price of $949,542 (three months ending August 2026) buys a Walk Score of 90, a one-bedroom rental market averaging $2,075 a month, and downtown about six miles southeast across the ship canal. Around it, the northwest brackets the range: Fremont trades quirkier and closer in across the canal, Crown Hill trades quieter to the north, and Queen Anne trades higher toward downtown.

Ballard
The small city Seattle absorbed in 1907 and never quite digested: Ballard kept its own main street on Ballard Avenue, its fishing fleet at the Locks, and a Scandinavian heart that still fills Market Street every May, six miles northwest of downtown.

Around Ballard sit its natural comparisons: Fremont's small center across the canal, Crown Hill's quieter houses to the north, and Queen Anne's steeper streets toward downtown.
