Buffalo

Buffalo opens on its west side, in the neighborhood Olmsted parkways built: the first report covers Elmwood Village, its Elmwood Avenue strip, its museums, and what a comeback city costs while you can still afford it.

Metro Snapshot

Elmwood Village sets the first comparison points. Its Redfin median sale price of $387,500 (February 2026) buys a Walk Score of 92 at the Elmwood Avenue core, a one-bedroom rental market averaging $1,442 a month, and downtown about two miles south down Elmwood Avenue. Around it, the west side brackets the range: Allentown trades smaller and livelier to the south, Parkside trades quieter and pricier across Delaware Park, and North Buffalo trades bigger lots along Hertel Avenue.

The comeback story you can still afford: Olmsted parkways, Queen Anne streets off Bidwell Parkway, a mile of independent shops on Elmwood Avenue, and major museums at the top of the strip, about two miles north of downtown Buffalo.
