Co-ops make up as much as three quarters of New York City residential real estate (StreetEasy), and buyers should expect a board application, an interview, and at least 20 percent down. Purchases of $1 million or more also pay the mansion tax, 1 percent at $1 million, rising to a combined 3.9 percent at $25 million and above. Queens property taxes run low against value because assessments are capped: one Ditmars two family paid $7,311 on a city market value of $1,118,000 for 2025/26 (PropertyShark). It all shapes what buying here really costs.
